Two deals for Yorkshire scheme

Henderson Park and Cole Waterhouse have secured two tenants on their 136-care million ft2 plus Konect62 industrial and logistics scheme in Knottingley, Yorkshire in the space of a month.

SUPPLY CHAIN and logistics specialist, Oakland International, has agreed a 15-year lease for a 161,860 ft2 facility on the first phase of the scheme that comprises 375,00 ft2 of speculatively built space plus a 30-acre serviced plot , which could accommodate a warehouse of 750,000 ft2.
Oakland has leased logistics and office space at Konect62 in a move that expands its multi-temperature supply chain network.
Following on from that deal, TIP Group, a provider of rental, leasing and equipment services to the transportation and logistics sector, has agreed a ten-year lease on a 2.5-acre open storage plot, that it will use to grow its rental and sales stock of trailers that are available to transport operators and logistics providers.
Henderson and Cole Waterhouse have a planning application awaiting determination for phase two of the development, which would create a further 802,000 ft2 of logistics and manufacturing space across units ranging in size from 4,000 to 375,000 ft2 utilising low carbon building design and technology and targeting a BREEAM ‘Excellent’ rating.
There are two further speculative units available of 151,000 ft2 and 61,000 ft2 as well as the serviced plot.
Phase 2 will also include an electric vehicle charging station, which will be open to the public, and will form part of the new amenity area at the site entrance. This will provide versatile accommodation and a new food and beverage offer for the park and surrounding area. It will also include significant planting and seating and has been designed with flexibility, sustainability and affordability to encourage local businesses to the site.
