£6 million + rent for former Amazon warehouse at Marston Gate

Prologis is marketing the former Amazon warehouse at Marston Gate with £6 million +  a year quoting rent according to news reports from property analyst CoStar.

THE PROPERTY known as DC8 Prologis Park Marston Gate totals some 496,181 ft2 and is due to be available from January 2027. Logistics Matters reported that the internet giant and 3PL Amazon was closing the site in January this year.The property was first opened in 1999 to distribute books.

The building is reported to have a quoting rent of £6.33 million a year (equivalent to circa.£12.75 per ft2). It boasts 456,444 ft2 of warehouse space with 12m eaves as well as 34 dock and four level access doors served by a 50m deep yard with parking for 74 HGVs. It has 29,744 ft2 of three storey office and welfare space as well as a separate 2,085 ft2 hub office and dedicated gatehouse.

Joint letting agents are Cushman & Wakefield, DTRE and lambert Smith Hampton.
