Amazon is the ultimate occupier of Panattoni’s 885,000 ft2 speculative mega shed in Bristol after a fashion – the building has actually been let to 3PL GXO in its entirety to service a contract with the internet giant.

THE E-TAILER has been on again and off again regarding taking the property for nearly a year which more than likely reflects difficulties in the global economic market.

It is widely reported that occupiers have been more cautious  in taking  up new space with negotiations frequently protracted. In some cases, this has meant renegotiations being required to adjust rents upwards as the market moves on even if negotiations do not.

Amazon was tipped by Logistics Matters to take the speculative warehouse in July last year, then the property landed back on the open market in November before being let to GXO this month.

The 884,219 ft2 property is one of two on Panattoni’s 1.3 million ft2 Panattoni Park Avonmouth. The other property totals 406,000 ft2. Both buildings have been built to target BREEAM Excellent and an EPC A rating and benefit from extensive 50m yards, 17m + clear internal heights, generous car and lorry parking, and 8MVA of power.

Amazon located its first self-developed fulfilment centre in nearby Central Park, Severnside in 2018, the multi-storey property totals some 2.2 million ft2.
