THE OUTLINE application would see the demolition of the former Coca-Cola Schweppes bottling plant – which has remained vacant since its closure in 2023 – and its redevelopment to provide 1.275 million ft2 of modern Grade A industrial and logistics space.

Landowner Royal London Asset Management Property alongside development manager Graftongate submitted the plans for the 53.78-acre site in August. It envisions several different layouts  ranging from  a single unit to a three unit scheme with eaves heights up to 33m.

Known as Brackmills 54, the site is located with the established Brackmills Industrial Estate and is close to the A45 within a 10-minute drive of the M1 motorway.

Planning documents estimate that the completed development could support 1,273 net additional full time equivalent jobs in the West Northamptonshire economy as well as providing some £51.6 million in GDV.

The scheme is also expected to bring a major economic boost, with the application estimating it could generate £132.7 million for the local economy during the 58-week construction period.
