Busy month for developer

FIRETHORN TRUST has appointed Winvic Construction to deliver a 42-acre development, Link Logistics Park in Ellesmere Port.

More than 760,000 sq ft of industrial space will be created on the former brownfield site, including a single unit spanning 655,000 sq ft, said to be the biggest single cross-docked warehouse being developed in the UK this year.

The contract is the second awarded to Winvic by Firethorn, following the delivery of Ascent Logistics Park in Leighton Buzzard. Groundworks have completed at the Ellesmere Port site, and construction will begin imminently, with completion expected by Q4 2022.

The design includes photovoltaic arrays and 32 electric vehicle charging points, with ducting in place for additional 32 spaces. Up to 25MV of power will also be available from a local carbon-neutral ‘Waste to Energy’ facility.

Firethorn Trust is also set to develop its first last-mile industrial scheme, following the acquisition of a 4-acre site in Belvedere, South East London.

The speculative development marks Firethorn’s first venture into London’s logistics market, where it will deliver 94,000 sq ft of Grade A last mile logistics space.

The acquisition has now completed and work is set to commence this year. When complete, the expected GDV of the site will reach £45million.

Located within the Erith / Belvedere Industrial Zone, which is considered a major growth area and provides easy access to Central London, the M25 and the wider motorway network, a number of high-quality distributors currently neighbour the scheme, including Ocado, Tesco, Asda and Amazon.

This latest deal follows Firethorn’s recent acquisition of a 24-acre scheme in Barnsley, and takes its current development pipeline to more than 2.8 million sq. ft.
