Chessington urban logistics scheme planned

A 100,000 ft2 plus urban logistics scheme is being proposed for a site in Chessington, Kingston Upon Thames.

A PLANNING application for a seven unit 103,688 ft2 urban logistics scheme has been submitted to Kingston Council for a 3.4-acre triangle site on the Chessington Industrial Estate, a designated Strategic Industrial Location.

Developer and landlord real estate asset manager Arax Properties in joint venture with Eurazeo, envisages the demolition of the existing outdated facilities and redevelopment of the site to provide units ranging from 8,600 – 24,600 ft2 with mezzanine level office space.

The scheme to be known as Base A3, Chessington will target BREEAM Excellent and EPC A+ rating and 51 per cent reduction in carbon emissions over Part L 2021. A landscaping programme on site will see Biodiversity Net Gain of around 400 %. 

The proposals will generate approx. £7m-9.3m in gross value added (GVA) economic output per annum and bring in up to £365,000 in business rates revenue a year. The proposals will also deliver an estimated 65 new jobs during the construction phase and a further 140-180 direct new jobs once operational. 

The scheme is expected to be available from the first quarter of 2025 subject to planning. Joint letting agents are SHW and DTRE.
