Construction start at Ferrybridge industrial and logistics scheme
Developer Mountpark has started construction on its 110-acre industrial and logistics hub at the former Ferrybridge Power Station in West Yorkshire.

NAMED MOUNTPARK Ferrybridge the scheme has planning for up to 1.64 million ft2 of space.
Construction has started on the 65,800 ft2 build-to-suit distribution depot for bakery company Warburtons, which took a 20 year lease on the site last year. In addition, Mountpark is speculatively developing a 40,000 ft2 grade A logistics facility, which will be available for occupation from Q4 2026. The property will be built to achieve BREEAM ‘Outstanding’ and an EPC A+ rating.
Further site wide enabling infrastructure is also under construction with detailed planning in place for a single 640,000 ft2 or a three unit scheme with warehouses ranging from 70,000 ft2 to 330,000 ft2.
The scheme is expected to create some 2,000 jobs on completion.
Affinius Capital, which owns Mountpark, recently published insights from its Decembner 2025 Affinius Capital Sponsor report, which noted that occupiers are looking to secure bigger better and more modern stock as they face supply‑chain recalibration, cost inflation and labour market constraints.
The report said occupiers preferred modern, quality space, especially as older, functionally outdated buildings no longer support operational needs and that this is resulting in the need for buildings with higher clear heights, increased power capacity and structural readiness for automation as well as preference for facilities designed to support the digital infrastructure, from warehouse management systems to IoT connectivity. ESG is still a high priority as occupiers increasingly avoid non-compliant stock, accelerating the obsolescence of older facilities.
A lack of speculatively built space may lead some occupiers to re-engage with build-to-suit solutions and locations where they can prioritise proximity to labour pools and access multi-modal transport infrastructure
