Construction start at Prologis RFI DIRFT for latest build-to-suit tenant
Hot on the heels of the £340 million circa.1.29 million ft2 state-of-the-art M&S build-to-suit, developer Prologis has started construction of another build-to-suit deal in what has become a bit of a purple patch for the investor developer.

LIVE CAM footage on construction contractor Benniman’s web page show plateau works well under way for the construction of DC218 on Zone B adjacent to Culina Group’s subsidiary Warren’s bread and cake distribution centre.
The 10.85-acre site will be developed providing what is thought to be a turn key solution for online furniture company Laura James which has had a circa.220,000 ft2 requirement in the region for some time.
The facility falls under Prologis RFI DIRFT III’s Development Consent Order and according to marketing information will consist of a 217,785 ft2 building built carbon net zero to target a BREEAM Excellent and EPC A+ rating as a minimum.
It will have 204,955 ft2 of warehouse space with 18m eaves and 21 dock and three level access doors served by a 50m yard with parking for 39 HGVs with a separate 168 space car park. In addition there will be 9,616 ft2 of two storey Grade A offices as well as a two storey hub office of 2,956 ft2 and separate gatehouse.
Planning consent has already been granted via the DCO and fast track delivery is set to be around 34 weeks. As the deal is thought to be turn key, the facility may include Prologis recently launched enhanced fit out offer which could include installation of state-of-the-art LED lighting, fire alarm systems, frost protection measures and advanced sprinkler systems; further fit out may be provided through its Prologis Essential Operation which could include everything from racking to forklift solutions allowing the tenant to operate from first day of occupation.

At the end of July this year Logistics Matters reported on application on behalf of 3PL XPO for the development of a 273,820 ft2 build-to-suit facility.
