Construction start for speculative Derbyshire midbox warehouse
HBD/Feldberg Capital joint venture Origin has begun work on the second phase (c.£9m) of its £30 million ARK industrial and logistics scheme at Markham Vale in Derbyshire, with a circa.54,000 ft2 midbox unit.

THE FIRST phase completed in October 2025, providing 107,000 ft2 of industrial and logistics space with Capital Angling securing the first unit of 17,050ft2.
The BREEAM Excellent and EPC A rated building totalling 53,770 ft2 will feature 51,050 sq ft of warehouse space with 10m eaves and a 50kn/m2 floor loaing. It will have three dock and three level access doors served by a 40m yard. It also benefits form 2,720 ft2 of first floor fully fitted office space and 400KvA of power.
It is expected to reach practical completion in Q3 this year.
Origin was launched to own and develop next-generation, ESG-compliant industrial and logistics assets in the UK’s mid-box market. It aims to deliver £1billion of high-quality I&L schemes over the next five to seven years.

Markham Vale is a 200-acre scheme delivered by HBD in joint venture with Derbyshire County Council. It is located with direct access to the M1 motorway via Junction 29a. More than 2,600 new jobs have been created since work began, with occupiers including Smurfit Kappa and Bilstein.
