DJL CONSTRUCTION has started work on Huyton 220, a circa.222,000 ft2 warehouse and distribution facility in Huyton.

The development represents the next stage of the DJL Construction and Lnden Hill Capital’s growing development partnership and follows the completion in June 2026 of a new 30,000 ft2 Northern Removals Hub for John Mason International at Stopgate Lane, close to Knowsley Business Park.

This development is the second scheme in a £30m pipeline of industrial and logistics developments in the North West.

DJL is now on site with demolition due to begin in the coming weeks and completion targeted for autumn 2027.

The property totalling 220,037 ft2 of space has 18m eaves with 20 dock and three level access doors served by a 65m deep yard. According to marketing material the property’s clear internal height of 18m means that Huyton 220 offers capacity for 49,000 pallets (VNA). This reduces rental costs to £0.19 per cubic ft. 49,000 pallet spaces in a standard unit with a clear internal height of 15m would require a floor space of c.265,000 ft2 and a rental cost of £0.23 per cubic ft.

It will be constructed to target BREEAM Excellent and an EPC A rating with practical compeletion in H2 2027.

The Huyton project forms part of DJL Construction’s growing portfolio of industrial and commercial developments across the North, which include Titan Business Park, near Preston, and the construction of 68 industrial starter units at Momentum Business Park in Blackburn on behalf of Roundhouse Properties.

Acting on behalf of Linden Hill Capital, JLL secured planning consent from Knowsley Council. Joint agents for the scheme are JLL and Box 4 Real estate.
