There are two, two-storey hub offices of 6,556 ft2 on either side if the main warehosue building. The whole facility is located on the 28.87 acre north plot.
There is a further separate area for parking 70 HGV and 500 cars on the 6.37 acre southern plot.
The building is to be designed to achieve a minimum BREEAM “Excellent” and EPC A+ rating and will include LED lighting , occupancy detection lighting controls & daylight dimming, solar thermal pre heating of hot water, 15% natural lighting from roof lights, rainwater harvesting and low flush WC’s. Wherever possible the building will use recycled and recyclable materials, including carpet tiles, organic paints, office partitions, ceiling tiles, responsible sourced timber, floor coverings, recycled aggregates, dock levellers, shelters and doors.
The proposals include landscaping which will feature a woodland edge around the approved attenuation pond, a wildflower meadow and additional woodland edge to the north of the employment unit.
The Site was formerly occupied by The Lounge Coal Preparation and Disposal Point. The use of the site ceased in 2004. Consequently, the weighbridge and all plant and equipment were removed from the site.
The site lies to the south-east of Ashby-de-la-Zouch; located off Junction 13 of the A42 (Flagstaff Island). It is currently accessed from Corkscrew Lane.
Joint letting agents are Carter Jonas and Knight Frank.
