Developer aims for BREEAM Outstanding midbox logistics scheme in West Midlands
Developer Bericote has revealed plans for to deliver the next phase of its Four Ashes scheme in Staffordshire targeting BREEAM Outstanding – the highest sustainability rating available.

BERICOTE MANAGING director Richard Saint said: “There is no BREEAM Oustanding stock in the pipeline anywhere in the UK and as occupier’s re-emerge we will meet that need.”
Located in Cannock, the latest project will comprise four units totalling 348,075 ft2, alongside the typical ancillary structures and parking, landscaping and infrastructure requirements.
The warehouses will range in size from 50,000 ft2 to 110,000 ft2, with all targeting BREEAM Outstanding certification. The development will also include new hard and soft landscaping, and new shared pedestrian and cycle infrastructure to the site.
Phase I delivered 1, million ft2 in three units, fully let to Gestamp, GSF Car Parts and Haulotte UK Ltd, over 1,000 jobs and £140m investment.
The development is located adjacent to the Four Ashes Park and adjoins the West Midlands Interchange and major rail freight development comprising around 8m sqft of warehousing and a rail freight interchange.
This is to be Bericote’s first application of 2026 as it commences the phased release of strategic land.
Saint said: “The economic uncertainty is over, interest rates are down, it is safe for UK business to start investing again.”
