Developer breaks ground on circa 1 million ft2 industrial and logistics scheme

UK real estate investor and developer, Firethorn has broken ground on its 947,650 ft2 Grade-A industrial and logistics scheme at Bardon III, J20/M1, in Leicestershire.

ENABLING WORKS contractor, BlueEarth Construction has commenced on-site access and infrastructure works, preparing the site which will be brought forward on a speculative and build-to-suit basis. 

Firethorn expects to invest £125 million into the 80.2-acre site, which benefits from detailed planning consent for two BREEAM Excellent and EPC A+ rated units of 535,995 ft2 and 411,695 ft2 totalling 947,650 ft2 with B2 and B8 use.

The new development will follow previous phases delivered by Mountpark, which are now occupied by established distribution and manufacturing businesses, including Amazon, DHL, Eddie Stobart, VF, Vistry, and Pharmacy2U.

Firethorn Head of Industrial and Logistics James Sanders, said: “Bardon is one of the UK’s most established and sought-after logistics locations, with a strong supply of local labour and direct connectivity to the strategic network.

The new development targets practical completion in late 2027 and will deliver a BREEAM Excellent rating with net-zero carbon in construction.

CBRE advised Firethorn on the acquisition of the logistics site from asset manager Diamantem earlier this year as reported in Logistics Matters and has been retained as letting agent on the two unit scheme.

Firethorn, is thought to have paid circa. £50 million for the site.
