Development agreement heralds Wolverhampton industrial and logistics scheme
Developer Stoford and Midland Land Portfolio Limited (MLPL), a subsidiary of Severn Trent, have signed a development agreement to bring forward a 660,000 ft2 scheme in Wolverhampton on the West Midlands.

THE AGREEMENT is for the proposed delivery of up to four build-to-suit units on a 39-acre allocated employment site, which will be known as Stoford Park i54 off Junction 2 of the M54 motorway.
Units will range in size from 50,000 to 500,000+ ft2 and will be aimed at occupiers seeking modern manufacturing facilities on a pre-let or pre-sale basis. Buildings will target BREEAM ‘Excellent’ and EPC A ratings and include features such as PV panels, LED lighting, EV charging and rainwater harvesting.
Stoford and MLPL are targeting submission of an outline planning application in November 2026, with work expected to start on site in Q1 2028.
Located on the border between Wolverhampton and South Staffordshire, Stoford Park i54 is positioned within the established i54 employment site, providing links to the wider Midlands manufacturing and logistics network. The scheme offers immediate access to Junction 2 of the M54, with connections to regional and national markets via the M6, M6 Toll and A449. It is also close to major rail freight terminals and within one hour of East Midlands Airport.
