THE 3PL has is thought to have agreed terms with privately owned and family-run French developer BARJANE to lease a 420,000 ft2 logistics facility on land next to the M69/M6 Interchange in Warwickshire, West Midlands

Logistics Matters reported exclusively that the developer was considering the single unit scheme in July this year prior to a submission to Rugby Council. The revelation that DHL was in negotiations was disclosed in planning documents.

In the planning statement, put forward by planning consultant QUOD, it was noted: “The scheme is being prepared for use by DHL who have identified a pressing need for a new

distribution facility in the immediate area.” It will be used to accommodate the 3PL division of the DHL Group known as DHL Supply Chain.

DHL operate a facility to the south of the Site – Coventry Crosspoint, which is approaching capacity, both in terms of yard and warehouse space, driven by organic customer growth and new business wins. To support local growth, DHL needs additional warehousing capacity of a similar type in the immediate geography. Coventry Crosspoint is expected to be 100% occupied as early as 2027, dictating the timelines for the next phase of Coventry Crosspoint’s growth in the local geography.

It was further noted that “DHL have reviewed the Site and the proposed scheme and have confirmed that there are no other suitable plots within the immediate vicinity that match their requirements following an exhaustive search and have identified this location specifically.

Recent market activity confirms the strength of demand for industrial and logistics development in the area. Take-up has continued across Coventry and Rugby, including strong pre letting of new floorspace, while a substantial pipeline of occupiers is actively seeking premises within the area.

In May 2026, Savills identified 21 active requirements for premises in Coventry and Rugby, a demand for up to approximately 5.1 million ft2. The requirements range from approximately 100,000 ft2 to 600,000 ft2, demonstrating demand across the large-unit market.

This compares with approximately 2.98 million ft2 of marketed supply of Grade A floorspace identified across Coventry and Rugby in March 2026. Around 170,000 ft2 of this supply was already under offer, leaving approximately 2.81 million ft2 fully available. On this basis, fully available Grade A floorspace is equivalent to around 55% of the maximum floorspace associated with active requirements seeking premises across Coventry and Rugby.

The proposed DHL building, on a 31.13 acre greenbelt site, is set to total ft2 consisting a warehouse of 386,166.05 ft2 with 18m eaves and 36 dock and four level access doors of which there will be two Euro dock levellers served by a 50m yard with HGV parking. There will also be 27,125.05 ft2 of two storey Grade A office space plus two hub offices of 2,701.74 ft2 each as well as a 645 ft2 gate house.

It will be built to target BREEAM Outstanding and an EPC A+ rating covering 33%of the site and will have EV infrastructure to support up to 130 vehicles. In addition the proposed unit will be provided with approx. 935 kilowatt-peak (kWp) of roof-mounted PV panels.

The scheme is expected to  support between 120 – 180 construction roles over the build programme, and between 425–660 direct operational FTE jobs; generating approximately £30.7–£35.7 million of direct GVA per year; with annual business rates of around £1.1 million.
