THE DEAL will see Utopia Brands take 129,139 ft2 at the recently refurbished facility in Foston, Derbyshire. It is the third time Indurent has supported the company’s growth by enabling it to expand into a larger unit within Indurent’s portfolio.

Utopia Brands first occupied space within the Indurent portfolio in 2020 when it leased Unit 1 at Coningsby Business Park, Peterborough, comprising approximately 18,000 ft2. Just four months later, the company expanded into Units 2 and 3, adding a further 19,000 sq ft to support growing customer demand.

Utopia Brands continued this trajectory in December 2024, when it relocated to a 54,000 ft2 unit at D54, Indurent Park Derby. It is now upsizing again, taking Indurent 129 at Dove Valley Park.

Indurent 129 boasts 110,972 ft2 of warehouse space with 12m eaves as well as ;none dock and two level access doors served by a 47m yard. Joint agents were Savills and Box4 Real Estate.

The latest move provides the business with more than seven times its original footprint, delivering high-quality warehouse and distribution space from which to support its next phase of expansion. The facility is location within a strategically positioned Midlands logistics hub.

Indurent acquired Dove Valley Park in September 2025 and has undertaken a comprehensive refurbishment programme to bring the building up to a high specification, with works due to be completed in the coming weeks.
