East Midlands mega warehouse secures planning approval

Plans for a circa.645,000 ft2 warehouse have been granted approval on a 38.18-acre site adjacent to Junction 24A of the M1 motorway in Leicestershire East Midlands.

DEVELOPERS PLP and Indurent secured detailed planning consent from North West Leicestershire District Council for the development of M1 XL – a Grade A, big box, logistics facility which will be delivered on a speculative basis. Construction is expected to complete in Q3 2026 and address sustained national demand for large-scale units.

M1 XL will total 644,900 ft2 and will comprise a 608,270 ft2 cross-docked warehouse with 21m to haunch eaves as well as 60 dock and seven level access doors served by two yards of 55m and 65m with space for parking 224 HGVs with 360 degree circulation with separate 385 ft2 gatehouse. There will be two two-storey hub offices totalling 4,580 ft2 each on either side of the warehouse as well as 25,260 ft2 three storey offices with double height reception area.

The facility, which will targeting BREEAM Excelent and an EPC A+ Rating, will also offer up to 5.4 MVA of power, positioning it as a standout option for businesses seeking high-performance, future-ready space in a prime logistics hub.

PLP Chief Investment Officer Neil Dickinson, said: “M1 XL represents our latest speculative development aimed at addressing the sustained national demand for large-scale units. Savills and Apex Real Estate Advisors are acting as joint agents on the scheme.

The development is just south of the 600,000 ft2 Aldi Distribution Centre which has been earmarked for closure in the next two years. The property developed by Aldi only opened seven years ago.
