Erdington midbox warehouse development starts
Real estate asset manager and investor Vengrove has stared the speculative construction of a mid box warehouse scheme in Birmingham.

THE SCHEME will comprise two warehouses of 42,000 ft2 and 57,000 ft2 built to target BREEAM 'Excellent' and EPC 'A' standards on a 6.1 acre plot at Erdington Industrial Park. Glencar Construction will build the units. Joint agents are Harris Lamb and Darby Keye.
Harris Lamb’s Neil Slade, said: “For some time the industry has been lamenting the lack of new, high-specification mid-box warehousing in Birmingham with occupier demand outstripping supply.
“While many landlords have undertaken refurbishment programmes to upgrade their existing buildings to fulfil the ongoing requirements, there has been very little new development within the region, so we are delighted that Vengrove has not only recognised that need but that the business is committed to delivering this much-required scheme.
“The mid box sector has suffered the most impact in the industrial property shortage, so we expect extremely high enquiry levels for these opportunities and anticipate a swift take up on the scheme.”
Vengrove acquired the 215,000 ft2 13 unit industrial park earlier this year from Federated Hermes for £27.2 million. The site was part of the deal.
