EXCLUSIVE: Amazon-like occupier layout for latest Axis Works lease deal
Canadian real estate development and investment firm Epta Development Corporation (EDC), and its development partner Stoford, have secured a freehold turnkey transaction for a 209,319 ft2 last-mile logistics unit at Axis Works, Bristol.

WHILE THE identity of the occupier has yet to be revealed, the details of the van parking and circulation routes bear a strong resemblance to those identified for Amazon delivery stations (last mile) in other areas of the UK.
The high-specification unit will be developed on a 27.91-acre plot at Central Park, Avonmouth. It will target EPC A and BREEAM Very Good ratings and incorporate a range of sustainability measures, including photovoltaic panels and electric vehicle charging provision. Bowmer + Kirkland has been appointed as main contractor.
The facility will provide a warehouse of 191,502 ft2 with 12m eaves and 12 dock and 27 level access doors with an additional 20,873 ft2 mezzanine. It will have a 730 ft2 gatehouse and 686 ft2 of welfare space for drivers.
Operationally, the plot caters for 896 van spaces, and 18 dedicated two-wheeler spaces,
The cross dock building has 13 level access doors under a canopy on either side with 12 dock level and one level access door on the east elevation on the short edge of the building.
To the north and south of the building there are van holding/processing areas with dedicated circulation.
Site access will be utilising the approved access from the Hybrid application which is located on Central Avenue providing direct access to the M49 via new Avonmouth junction, which provides quick access to the M4 via Junction 22 and M5 via junction 18A.
EPTA and Stoford are also developing the new £74 million 390,000 ft2 M&S logistics facility at Axis Works on behalf of LondonMetric Property Plc, which is pre-let to M&S on a 20-year lease.
Both developments at Axis Works are scheduled for practical completion in October 2026 and will be accessed via a new internal estate road, which has already achieved sectional completion.
Axis Works is a 101-acre site located at Central Park, South Gloucestershire, within the Avonmouth Severnside Enterprise Area. The scheme benefits from hybrid planning consent to deliver c.2 million ft2 of new industrial, warehouse and logistics space.
