EXCLUSIVE: Amazon tipped to take Bristol mega shed

Amazon is rumoured to be taking Panattoni’s 882,000 ft2 speculative warehouse at Panattoni Park Avonmouth in the South West as it gears up to take advantage of an expected growth in ecommerce over the next year.

IF THE deal goes ahead it will be the biggest in the region for five years and possibly the single largest transaction for standing stock nationally this year. 

The property is one of two on Panattoni’s 1.3 million ft2 Panattoni Park Avonmouth. The other property totals 406,000 ft2. Both buildings have been built to target BREEAM Excellent and an EPC A rating and benefit from extensive 50m yards, 17m + clear internal heights, generous car and lorry parking, and 8MVA of power.

Amazon located its first self-developed fulfilment centre in nearby Central Park, Severnside in 2018, the multi-storey property totals some 2.2 million ft2.

Amazon is thought to be looking at several schemes and properties around the country – targeting standing stock rather than build-to-suit unless it can acquire the sites freehold for self development as it has at SEGRO Logistics Park Northampton which Logistics Matters reported on in February this year.

Online retail in the UK has been growing steadily with recent figures from the Office for National Statistics putting it at 27.2% of total retail sales in May 2024 – up 5.4% from the previous month. Analysts predict that by the end of 2025 online spend could be as much as 30% of total retail spend.
