EXCLUSIVE: Frozen logistics centre planned for Axis Works scheme
Hot on the heels of the lease to Amazon for a 209,000 ft2 last mile delivery station earlier this year, Canadian real estate development and investment firm EPTA Development Corporation (EDC) is in negotiation with an as yet undisclosed occupier for a bespoke Frozen Logistics Centre known as Unit 2 on its 2 million + ft2 Axis Works site in Avonmouth.

ACCORDING TO planning documents EPTA reported that it had been approached by an occupier seeking to develop floorspace within the south-western corner of the site for use as a Frozen Logistics Centre. This involves the cold storage of food products prior to their onward distribution.
The documents noted: “There are various operational requirements in the delivery of modern cold storage facilities, the most relevant of which is a requirement for a section of the building to be a high-bay racking structure to store food products. This necessitates a building height in the order of 40+ metres above ground level.”
Planning approved development Plots (01 and 05 let to Amazon and M&S respectively) are under construction, with both schemes due for completion Q4 2026. In addition, work on the estate road is also progressing in order to serve the relevant development plots.
Marketing materials for Unit 2 envision a 336,000 ft2 building targeting BREEAM Excellent and an EPC A rating.

Axis Works is a 101-acre site located at Central Park, South Gloucestershire, within the Avonmouth Severnside Enterprise Area.
