EXCLUSIVE: Games Workshop secures new Midlands warehouse

Games Workshop, the company behind the legendary table top wargame franchise, Warhammer, has taken a lease on a warehouse at European Real Estate investor developer VGP’s 835,000 ft2 VGP Park East Midlands in Sawley, Nottingham.

IT WAS announced earlier this week that  the 256,258 ft2 Unit 3 facility on the two unit first phase of the scheme brought forward by Newlands Developments on behalf of VGP, had been let.

In its half year 2025-2026 report  published in January this year Games Workshop had reported: “To future-proof our service levels we are in negotiations to secure an additional warehouse facility in the UK.

We will take the opportunity to implement a later generation of robotics when this site opens in 2027.”

The deal demonstrates strong market demand for strategically located, Grade A logistics space with direct access to Junction 24a of the M1 motorway, East Midlands Airport, and the East Midlands Gateway Rail Freight Terminal.

The building is currently under construction with Glencar and is expected to reach practical completion in October 2026. It has been marketed with a quoting rent of £10.50 per ft2. The building boasts 243,000 ft2 of warehouse space with 15m eaves as well as 24 dock and two level access doors served by a 55m yard with parking for 48 HGVs. It also has 13,000 ft2 of two storey office and a 258 ft2 gatehouse. It is being constructed to target BREEAM Excellent and an EPC A rating.

Unit 4, totalling 141,000 ft2 remains the final available unit in Phase 1, whil ebuild-to-suit options up to 400,000 ft2  are available on Phase 2. The site totals some 43.49 acres.

Agents have said the scheme is ahead of schedule, and early access is immediately available on Unit 4 (141,000 sq ft) for occupiers that need to fit out ready to be operational by the end of the year.

Logistics Matters reported in October last year that VGP had acquired the site from Newlands Developments with full planning permission . The site was valued at circa £20.2 million. It is the company’s first development scheme in the UK. It has since acquired a second site in Sheffield.
