EXCLUSIVE: Harworth submits plans for M1 logistics park

Harworth Group has submitted outline plans to West Northampton Council for a 1.73 million ft2 industrial and logistics site just off Junction 15 o the M1 motorway.

THE SITE is in close proximity to the rail freight interchange at SEGRO Logistics Park Northampton and is identified for employment uses in West Northamptonshire’s emerging Local Plan.
 
According to the design and access statement the proposals for the 170-acre site envisage the development of up to five units ranging from approx 175,000 ft2 to 939,150 ft2 GEA with ridge heights from 19 – 25m.
 
All buildings will be constructed net zero and will target BREEAM Excellent and an EPC A+ rating.
 
Only 70.05 acres of the site is developable the remaining land will be  used as site infrastructure as well as open public spaces and landscaping. The scale and density of the proposals will be sensitive to the surrounding area, making the best use of the available land while maintaining high standards of design and quality. To mitigate visual impact, the plans also include a landscaped bund to the south, enhancing the natural surroundings and providing screening.
 
West Northamptonshire Council has identified demand for strategic logistics space and recognises the need to provide at least 38,450 new jobs locally.
 
Harworth secured an option the site in 2022. A planning decision is expected later this year with construction anticipated in 2027.
