EXCLUSIVE: Indurent snaps up Graftongate and Bridges Southampton spec shed

Indurent has been identified as the private investor that has snapped up Graftongate and Bridges Fund Management’s newly completed 135,000 ft2 + speculative warehouse in Nursling, Southampton.

THE PROPERTY known as Nursling 135 totals 135,617 ft2 is targeting BREEAM Outstanding incorporating photovoltaic solar panels, rainwater harvesting, and EV charging infrastructure. It has already achieved EPC A+ and net zero carbon in operation.

It has 15m eaves, 10 dock and two level access doors as well as 20 HGV and 116 car parking spaces. It has 120,770 ft2 of warehouse space and approx. 14,000 ft2 of two storey office space alongside a ground floor core and reception area.

Indurent, which has not been named as the purchaser of the new facility which was set to have a value of some £40 million, is now marketing Indurent 135, Nursling through its website. Their facility has exactly the same  specifications and is on the same site as Graftongate and Bridges’ Nursling 135 scheme.

Nursling 135 is the first development to be delivered in partnership between Graftongate and Bridges and follows their joint acquisition of the site in 2023. Planning for the six-acre site, near Junction 3 of the M27 motorway, was secured in May 2024.

Joint letting agents for Nursling 135 were JLL, LSH and DTRE. The purchaser was represented by DTRE.
