EXCLUSIVE: InPost secures Leeds distribution hub
InPost, the e-commerce logistics group behind UK parcel delivery firm Yodel has taken a ten-year lease on developer Baytree and investor Axa REIM’s BREEAM Outstanding Baytree Leeds scheme in West Yorkshire.

THE SPECULATIVELY built unit is the first BREEAM outstanding warehouse to be built in the North of England and boasts the use of air source heat pumps to negate the need for gas usage, bespoke sensor suite portal assisting in the creation of a healthy working environment, super tight airtight insulated building envelope to reduce heating requirements as well as reindeer moss walls in the reception areas improve air quality and absorb noise. As well as its BREEAM Outstanding rating it has an EPC A rating and is WELL ready. It has a PV array which could offer a projected saving of £70,000 per year.
The high ESG building fits with InPost’s ambitions to reduce its absolute Scope 1&2 GHG emissions by 95% and scope 3 emissions by 90% by 2040 from a 2021 base year.
The 145,935 ft2 property has 135,961 ft2 of warehsoue space with 15m eaves as well as 15 dock and three level access doors served by a 50m yard with parking for 37 HGVs. In addition it has 9,755 ft2 of Grade A offices as well as a separate 237 ft2 gatehouse.
The adjacent Unit 1 is 76,509 ft2 and available for immediate occupation as there is also scope for a 340,000 ft2 build-to-suit facility on the site.

InPost is currently the focus of a potential EUros 6 billion takeover by minority stake-holder Advent International which originally invested in the business in 2017 and later took it public in Amsterdam in 2021.
Based in Poland, InPost operates a global network of parcel lockers in addition to being a substantial parcel delivery firm in its own right delivering some 350 million parcels in its most recent quarter across markets including the UK. The company acquired Yodel last year.
