EXCLUSIVE: Newlands submits plans for a 2 million ft2 plus logistics scheme in Huntingdon

Newlands Developments submitted proposals for a 2.2 million ft2 industrial and logistics scheme to be known as Hinchingbrooke Logistics Park to Huntingdonshire Council last week.

THE SITE, strategically located in close proximity to both the A1(M) and A14, totals 311.94-acres and the proposed masterplan envisages 13 units totalling 2.2 million ft2 with eaves height ranging from 18.5 – 24m surrounded by extensive landscaped green buffers with direct vehicular access to Hinchingbrooke Business Park..

The scheme will be built operational net zero carbon by roof mounted solar PV and target BREEAM Excellent and EPC A ratings for all buildings.

The scheme will integrate routes with the adjacent 150-acre Hinchingbrooke Country Park and  deliver 15% Biodiversity Net Gain.

A spokesperson said: “Our proposals have been shaped through extensive engagement with the local community and stakeholders, with a landscape-led approach that integrates with Hinchingbrooke Country Park and supports Huntingdon’s long-term growth.”

The developer also said the scheme would provide some 2,400 – 3,300  new jobs plus 7000 construction jobs as well as around £9.8 million in annual business rates.

The Site is not currently allocated for any type of development in the adopted Huntingdonshire Local Plan 2011-2036 (adopted in May 2019), however it is earmarked as a potential development location in multiple spatial options in the emerging Huntingdonshire Local Plan review.

Moreover, the current Local Plan contains policy support for extensions to existing employment locations and/or development in rural areas that is well related to and capable of being integrated. Hinchingbrooke Logistics Park reflects this policy position directly and is brought forward as an extension to Hinchingbrooke Business Park which, as aforementioned, lies adjacent to the northeast of the Site.

Within tte Planning  Statement Newlands noted: “Given the evidenced significant and immediate need for Industrial and Logistics space, the Proposed Development offers an important opportunity to bring forward supply under the adopted Local Plan that will assist in meeting this. In the light of this, and subject to the planning process, the applicant will bring forward development in a timely manner within a projected overall delivery programme of 7 years, with a start on site occurring in mid-late 2026 comprising strategic infrastructure works including access, earthworks, development plateaus, SuDS basins, spine road, and bunding being built within the first 15 months to 2 years; alongside strategic landscaping, habitat creation and planting. First occupation is expected in 2028; and last occupation in 2033.
