EXCLUSIVE: Northwest warehouse Indurent 420 rumoured to be let two months after pc

THE COMPANY is believed to have agreed a deal with Regency Glass for the facility built on the 184-acre Omega West industrial park just off Junction 8 of the M62 motorway.

Regency Glass agreed a 15 year lease for two warehouses totalling 125,000 ft2 (known as T80 and T45) at Indurent’s Indurent Park Trident in Birchwood in June this year. These two building are back on the market through letting agents CBRE and DTRE and it is now thought that Regency Glass will occupy Indurent 420 instead.

Indurent forward funded the facility which had a construction cost of £28 million at Miller Developments’ Omega West scheme.

The scheme was developed in four phases, with McLaren Construction Midlands and North  as the lead contractor for the entirety of the project. The first two warehouses to complete comprised 870,000 ft2 and 505,000 ft2 and are let to Home Bargains and Iceland, respectively. The third shed is 308,000 ft2.

This final building consists of a 397,574 ft2 warehouse with 18m eaves which has 34 dock, eight Euro dock and four level access doors served by a 76.5m yard. The facilty also has 21,524 ft2 of Grade A two storey offices as well as a 1,928 ft2 transport office and 224 ft2 gatehouse. It also has a 10,814 ft2 plant deck. There is parking for 43 HGVs and 360 cars. The facility achieved a BREEAM Excellent and EPC A+ rating.
