EXCLUSIVE: Plans revealed for Prologis North London last mile warehouse scheme
Developer Prologis has submitted plans to Epping Forest Council for a 500,000 ft2 plus last mile warehouse scheme on land at Waltham Abbey, Essex, that it acquired from Next plc last year.

PROLOGIS BOUGHT the 32.81-acre logistics development site just off Junction 26 of the M25 motorway from Next plc in November 2025 with plans to develop a last mile scheme.
At the time Prologis UK regional head Paul Weston, said: “This acquisition underscores our conviction in the Greater London market. Waltham Abbey is already a well-established logistics location, and this site gives us the ability to bring forward sustainable, best-in-class space that supports our customers’ growth while creating employment opportunities and attracting investment for the local community.”
Plans recently submitted to Epping Forest Council reveal an eight unit scheme, to be known as Prologis Park Waltham Abbey, totalling 502,566.98 ft2 with units ranging in size from 25,532 ft2 to 106,562.7 ft2 built to target BREEAM Outstanding and an EPC A+ rating.
Eaves height will range form 10 – 12.5m and each property comprises warehouse floorspace with ancillary first-floor office accommodation and a mezzanine. Each unit is served by external dock doors and level access doors (LADs) opening onto a dedicated service yard, with dock canopies extending from the warehouse elevation where appropriate.
The Development includes measures to support occupant wellbeing, including maximising natural daylight to internal spaces, providing good indoor air quality and ventilation, and incorporating external amenity spaces with seating and breakout areas.
In addition, the scheme includes landscape and ecological enhancements as part of the wider masterplan. These measures are intended to provide biodiversity enhancement and contribute to the quality of the external environment, alongside the dedicated landscape strategy.
In addition to the eight warehouses, Prologis is also proposing the formation of an Open Storage Area (Class B8) at the eastern end of the site, providing an area within which materials can be stored up to a maximum height of 6.5 metres.
According to the submitted planning statement the scheme will initially support an average of 235 FTE construction jobs over the 18-month construction period and is expected to create up to 560 FTE end-use jobs – contributing up to 8% of Epping Forest Council’s target of 10,800 jobs across the plan period. In addition the scheme is expected to provide up to £2.9 million per year in business rates revenue as well as with a GVA of £41 million a year.
The scheme will be built speculatively.
