EXCLUSIVE: Prologis to speculatively build ‘midbox’ warehouse at RFI DIRFT
Developer investor Prologis has submitted proposals for a circa. 106,000 ft2 warehouse at its 7 million ft2 plus RFI DIRFT III scheme in the Midlands.

THE PROPOSAL for a plot next door to the bespoke XPO build to suit on Zone A is considerably smaller than the majority of units the developer has brought forward at the scheme and could be described as ‘midbox’.
The 106,165 ft2 unit, known as DC12, is being built on a 5.92-acre plot will be built off Shenley Way. It will have 98,794 ft2 of warehouse space with 15m eaves, eight dock and two Euro dock doors alongside a further two level access doors served by a 50m yard with a separate HGV access. There is parking for 23 trailers. In addition there is 7.371 ft2 of two-storey offices with first-floor balcony and further external amenities areas to the fronting the office space alongside parking for 87 cars.
The facility will be built to target BREEAM Outstanding and an EPC A+ rating.
