EXCLUSIVE: Sainsbury’s to take build-to-suit warehouse at Indurent’s Access 18 scheme in Bristol
Sainsbury’s has been identified as the grocery retailer that has taken a circa.66,000 ft2 build-to-suit warehouse at developer investor Indurent’s Access 18 scheme in Bristol.

THIS WEEK Indurent announced two pre-lets on the development in Avonmouth, the build-to-suit let to the grocery retailer and a 28,000 ft2 speculative warehouse pre-let to Vision Vehicles which is scheduled for completion in February 2026.
Logistics Matters uncovered documents regarding a variety of planning conditions which identified the grocery retailer in question as Sainsbury’s.
The original proposals for the 5.52 acre site submitted in March 2024 envisaged a 65,819 ft2 unit with 56,916 ft2 warehouse space with 12.5m eaves and 19 dock and one level access door served by a 54m yard with parking for 30 HGVs.. It has 6,506 ft2 of two storey offices with an additional 2,397 ft2 undercroft. The proposal envisioned the building to be constructed to achieve BREEAM Excellent and EPC A.
A planning document regarding Unit 28 (Area E) said: “Sainsburys would be initial occupier, with the building designed to specifically enable their relocation from their existing site on Britannia Road in Patchway, South Gloucestershire, however, the site design is future proofed for other users/tenants.”
In a press release announcing the pre-lets this week, Indurent noted: “These agreements mark a key milestone for the development, with more than 330,000 ft2 reaching practical completion in the past month. The wider scheme is expected to deliver a significant economic boost, creating up to 642 jobs across logistics (B8) and hybrid manufacturing (B2/B8) uses.”
Indurent Development Director Carys Allen, said: “Securing build-to-suit commitments at Access 18 highlights the strong demand for sustainable, well-located industrial space in the South West. This scheme continues to reinforce Avonmouth’s position as one of the UK’s most competitive logistics hubs.”
Access 18 offers energy-efficient, Grade A industrial accommodation, incorporating roof-mounted PV arrays, EV charging points and high-quality office space across all units. Located less than a mile from Junctions 18 and 18A of the M5 and M49, the site provides exceptional connectivity to the regional motorway network, Avonmouth Docks, Bristol city centre and Bristol Airport.
