EXCLUSIVE: SEGRO seeking 1.1 million ft2 Reading warehouse scheme

Developer investor SEGRO has submitted an Environmental Impact Assessment ahead of a formal planning application for 1.1 million ft2 of industrial and logistics space on a site in Reading in the Thames Valley.

THE PROPOSALS for the 73.26-acre former Smallmead Farm Landfill site located at Island Road, Reading include the development of up to 1.1 million ft2 of industrial and logistics space plus a further 80,729.33 ft2 of space to be used as a concrete batching plant for Cemex, a cement and concrete products supplier.

The scheme will include the construction of modern storage and distribution facilities, with ancillary office spaces integrated within each building. These office spaces will also serve as sheltering facilities, given the site’s location within the AWE Burghfield Detailed Emergency Planning Zone (DEPZ).

The development will target BREEAM Excellent and an EPC A+ rating as well as providing  the requisite 10% Biodiversity Net Gain.
