EXCLUSIVE: Stoford plans Amazon-like warehouse facility for Swansea site

Developer Stoford properties is planning to develop a build-to-suit facility with an Amazon-like multi-storey van storage on a 27.75 acre brownfield  site at Penllergaer Business Park in Swansea, South Wales.

THE PROPOSALS for the development are very similar to other schemes in the UK which are operated by Amazon as last mile distribution hubs including the very distinctive multi-storey van storage facilities and typical high canopy loading areas with separate HGV delivery zones.

The facility will comprise a central a high specification storage and distribution unit of circa. 134,172 ft2 with two storey offices. A multi-storey van storage deck is proposed to the south and west of the site with parking for 755 vans. A canopy standing at 6.2m high is located at the southern elevation of the main unit while to the eastern elevation will be a dedicated HGV yard with nine dock and two level access doors.

The site was formerly occupied by Mechatronics Systems Wales which will be demolished and to make way for the aforementioned Amazon-like facility

The site lies within the western area of Penllergaer Business Park, accessed off Heol Y Ddraig, which connects to the A48 between Junctions 46 and 47 of the M4 motorway. 

The colour scheme for the facility takes cues from surrounding buildings and predominantly features shades of grey, a contrasting blue flashing will be introduced to reflect the future occupier’s marketing colours.

The proposed development also features roof-mounted solar photovoltaic (PV) arrays, covering around one third of the roof of the main storage and distribution unit, which will equate to a generating capacity of circa 72,450 kWh per year.
