EXCLUSIVE: Tritax scores greenlight for Hounslow midbox scheme

Tritax London Logistics Fund (TLLF) has secured a resolution to grant planning consent for a 188,000 ft2 midbox development on land at AIPUT (Airport Industrial Property Unit Trust)’s 20-acre Central Park scheme in Hounslow which it manages for AIPUT.

TO BE known as Prime, the development  is located on a 10.23 acre plot located alongside Staines Road. Central Park totalling 168,000 ft2 was first built in 1990, extended in 2008 and refurbished in 2018. Tenants include DHL, Hertz, Beauvais (International) Ltd, IBI Security, Nippon Gases and Scanwell Logistics.

The planning application was put forward in December 2024 and validated by the London Borough of Hounslow on 6 January 2025 before securing planning approval  this month.

The application sought to expand the estate by developing the portion of the site that was vacant to meet a critical local need for new employment space.

The project will deliver four best-in-class sustainable logistics buildings of 64,067, 32,873, 57,114 and 34,294 ft2 serving the Heathrow and West London markets. Targeting BREEAM Outstanding and EPC A+, with living walls, green roofs, and 4+ acres of green space. The units will also offer up to 40m yards and clear internal height of 12.5 to 14m. The scheme also includes 16 double EV charging points (32 vehicles) plus new public cycle and pedestrian routes and central café and amenity areas.

Joint agents for the new development are DTRE and JLL.
