EXCLUSIVE: West Midlands Interchange secures first letting to probably the best tenant in the world
Logistics Capital Partners and Oxford Properties have secured the first letting on their 8 million ft2 rail freight scheme West Midlands Interchange in Staffordshire with a pre-let rumoured to be to drinks company Carlsberg.

AS PER the DCO the developers have submitted design proposals to South Staffordshire Council for the new rail-served warehouse for a 12.624 acre site known as Plot 5030.
While Carlsberg has not been specifically identified as the tenant the planning statement confirms that the design of the development has been created to meet the operational needs of a proposed tenant. That tenant is described as ‘a well-known and long-established business locally’ and the new facility will be an integral part of its future plans, which includes the creation of a new logistics hub in the region to support its nationwide logistics network.
Carlsberg Britvic, which was formed earlier this year when Carlsberg Marston’s Brewing Company and Britvic’s UK business merged, still brews from the Albion Brewery on Shobnall Road, in nearby Burton on Trent.
The new facility comprises the construction of a 221,788 ft2 rail- served warehouse including ancillary office space and associated gatehouse, service yard, ancillary plant, HGV, Van, car and cycle parking, and landscaping.
It will comprise a 204,228 ft2 (GIA) warehouse with 12,539 ft2 of two storey offices with a 4,580 ft2 undercroft. The warehouse will have 15m eaves to haunch as well as 24 dock and four level access doors. There will be 48 HGV parking spaces with an additional three early arrival parking spaces. In addition, there will be 154 car parking spaces.
The property will be built to target BREEAM Excellent and an EPC A + rating. Additionally, the office design has incorporated WELL principles. It will have EVs as well a the potential provision of eHGV chargers and there will be roof mounted solar photovoltaic panels.
The SRFI, which will sit alongside 8 million ft2 of prime warehouse facilities at the £1 billion project, is key to the success of what will be the country’s largest intermodal logistics site. The first phase of development has already commenced at the 734-acre site, comprising significant infrastructure works including earthworks, highways construction, water installation and the creation of two new community parks.
The site is located on Junction 12 of the M6 and is bounded by the A5 to the north and the A449 dual carriageway to the west, with the Wolverhampton to Stafford section of the West Coast Mainline running through the site.
It was acquired by Logistics Capital Partners at Oxford Properties in 2021.
Units can be built from 200,000 ft2 – 1.2 million ft2. Joint agents are JLL and DTRE.
Last year it was announced that Maritime Transport would be operating the rail freight interchange.
