THE PROPERTY totalling 2-acres was once the location of Cable & Wireless offices which were acquired as part of a southeast office portfolio by investor Kennedy Wilson in 2015. The now demolished site was recently sold acquired by Kennedy Wilson to Barwood Capital which intends to redevelop the site to provide a single 37,120 ft2  midbox warehouse.

The £11 million scheme will deliver a best-in-class warehouse unit, targeting the demand for mid-box industrial and logistics units in this location.

The site is located off Longshot Lane, just two miles away from Bracknell town centre, six miles from Junction 3 of the M3, and 5 miles to Junction 10 of the M4.

Barwood Capital was advised by Cushman and Wakefield and Forsters. Kennedy Wilson was advised by DTRE and Field Fisher.

A recent Savills report found an 11.3% rise in nationwide requirements for industrial space in the fourth quarter of 2024, with a notable uptick in London and the South East regions.

Barwood Capital Investment Director Jonny Ellerington, said: “The acquisition of this site comes at a critical time for the region, serving an area that is experiencing a clear market imbalance through the delivery of a well-located, sustainable industrial development.”
