Hayes logistics scheme wins planning

Planning has been secured for a 90,000 ft2 urban logistics scheme on a 3.7 acre in Hayes, West London.

DEVELOPER CHANCERYGATE and Bridges Fund Management secured the approval for the £40 million nine unit scheme, to be known as Harlequin Business Park, in February.

The units ranging from 5,100 ft2 to 39,700 ft2 will be built to target BREEAM Excellent and an EPC A rating and will be available on a leasehold basis. They will feature electric vehicle charging points along with solar cells which provide occupiers with affordable green energy.

The units will have 8.4-10m clear internal height, 37.5kN-50kN m2 floor loading, electric loading doors and 24-38m yard depth. Units can be combined.

Construction work is due to start in April 2024 after the demolition of the existing office buildings currently on the site.

Chancerygate development director, Tom Faulkner, said: “There is a shortage of high specification, sustainable Grade A urban logistics accommodation within Hayes and the Greater London area, particularly for SMEs.
