Huge extension to Northeast industrial scheme
Citrus Durham has announced plans for the delivery of an additional 3.2 million ft2 of employment space at its £400m Integra 61 mixed-use development near Durham in the Northeast.

THE DEVELOPMENT known as Integra 61 Phase 2, located at Junction 61 of the A1(M) motorway, will see some 3.2 million ft2 of employment space reflecting an investment of some £250 million that could provide up to 4,500 jobs generating up to £170 million of annual economic output for the region.
The move follows the success of the first phase of Integra 61 which spans 205 acres and includes 3 million ft2 of developable space, 90% of which is now complete.
Plans for the proposed second phase have been unveiled as part of the public consultation process ahead of an outline planning application being submitted to Durham County Council by the end of the year. The existing site would be expanded to land to the west of Integra 61 to create some 3m sq ft of new employment space in a range of unit sizes, in accordance with market demand, to accommodate business requirements for storage/distribution and manufacturing space.
The new development would also facilitate the delivery of the Bowburn Development Route (relief road) in conjunction with Durham County Council and the introduction of cycle and pedestrian links.
Citrus Regional Director and Group Head of Planning James Taylor, said: “Integra 61 has proven to be a ground-breaking development for the North East, making a significant contribution to the region’s economy through the creation of thousands of jobs in addition to much-needed new homes, employment space and amenities. Due to the success of the first phase, the next logical step is to utilise adjacent land, which has been safeguarded by Durham County Council for employment use, to enable further employment space for businesses to invest and grow in the area.”
