Huge industrial and logistics scheme planned for Warrington waterfront site
FI Real Estate Management (FIREM) is bringing forward proposals for a 1.8 million ft2 industrial and logistics scheme on Halton Council’s 96-acre Warrington Waterfront site in the Northwest.

THE SCHEME currently going through a consultation process prior to submission of a planning application will see the development of 1.8 million ft2 of space in units from 1,000 – 500,000 ft2.
The planning application to Halton Council is scheduled for submission in Q4 2025, with a decision anticipated in Q2 2026.
Once fully developed, the proposals will deliver a number of benefits including significant new landscaping and tree-planting, and around 2,250 new jobs.
The site has long been identified for regeneration, and allocated for employment and mixed use development for a number of years. It ws formerly occupied by ICI and was acquired by FIREM in 2024.
FI Real Estate Management has prepared a ten year development strategy in four phases to deal with the historic contamination to enable development to come forward.
It is located just 6 minutes from the M62 motorway and 15 minutes from the M6 motorway, offering direct access to Liverpool, Warrington, Manchester and the wider motorway network. Liverpool Airport and Liverpool Docks are also close by, enhancing logistics potential.
FIREM said: ‘While our planning application will not include details of building design at this stage, modern industrial buildings are designed to the latest low-energy and environmental standards.
“Sustainability is a core focus of the scheme. The development will target a BREEAM ‘Very Good’ sustainability rating, delivering energy-efficient buildings that reduce long-term operational costs for occupiers.”
