InPost believed to have secured largest London warehouse letting for two years

Parcel operator InPost is believed to have taken a lease on a 120,000 ft2 last mile warehouse in Greenwich which would make it the largest  deal in London  in two years.

WHILE AS yet no occupier has officially been linked with the deal, landlord investor Railpen has confirmed that the property known as City Box 120 in Greenwich has been let.

In a recent LinkedIn post Railpen wrote: “We’re proud to share the successful leasing of City Box 120, our 120,000 ft2 logistics unit in Greenwich. This marks the largest Greater London industrial letting in the last two years.”

The unit which has been extensively refurbished, boasts 104,668 ft2 of warehouse space with 8m eaves minimum as well as 16 dock and seven level access doors served by a secure yard area on a 4.25 acre site. It has 18,397 ft2 of two storey office space

The refurbishment works include enhanced ESG credentials; such as new rooflights covering 15% of the roof area, Solar PV Panels, EV charging points for both cars and commercial vehicles, and LED lighting throughout the reconfigured offices.

In its most recent report and accounts InPost noted that Q1 2025, parcel volumes in the UK reached 24 million, a 39% year on year increase. This growth was mainly driven by locker-to-locker and return volumes. In the strategic B2C area, it achieved significant wins, such as our partnership with ASOS and Adanola. Following the acquisition of Yodel, finalized in April 2025 (consolidated from May 2025), the compnay now collaborate with over 700 B2C merchants.

The property was being marketed with a quoting rent  at £22 per ft2. Letting agnets are Hollis Hockley, DTRE and Cushman & Wakefield.
