JD.com’s express delivery subsidiary snaps up last mile depot in Leeds
Chinese conglomerate JD.com’s self-operated B2C express delivery service JoyExpress has secured a last mile depot in Leeds, West Yorkshire.

THE COMPANY has snapped up Unit 13 a 14,225 ft2 unit on a five year lease at developer investor Indurent’s 224,000 ft2 T45 midbox and multi let industrial scheme in Cross Green, Leeds.
Unit 13 boasts 12,091 ft2 of warehouse space with 2,133 ft2 of first floor Grade A offices.
Originally developed by Chancerygate and built by Caddick Construction, the 23 unit scheme was acquired by Indurent as part of a wider 750,000 ft2 urban logistics portfolio acquisition from Chancerygate and specialist sustainable and impact investor Bridges Fund Management last year.
The portfolio comprised the forward acquisitions of Torque in Erdington, Birmingham and T45 in Leeds, along with the acquisition of Holbrook Park in Coventry
T45 completed in Q2 2026 and features 23 units, ranging from 4,750 ft2 to 32,650 ft2 built to target BREEAM Excellent and EPC A.
