THE BUILDING has been let to LWC Drinks on a 15-year lease on Unit 6 a 116,487 ft2 building which had a quoting rent of £10.75 per ft2.
This building will represent an expansion of LWC’s south-east operations, delivering goods between London and surrounding areas. LWC hopes to open the new base in October.
Constructed by Readie, the building is the last of the three units which were speculatively developed. Pangaea Laboratories pre-let a 92,850 ft2 building and Rexel UK pre-let a 184,000 ft2 building, both on 15-year leases.
All buildings were built to Net Zero Carbon in Construction itargetting BREEAM Excellent and an EPC A rating. Unit 6 has 13m eaves as well as 14 dock and four level access doors, a 50kn/m2 floor loading and a 40m yard. There is parking for 100 cars with 20 EV chargers. Each building provides approximately 25% photovoltaic coverage of the usable roof area.
LWC Drinks managing director Ebrahim Mukadam, said: “London and the South East is a notoriously busy and demanding area, and an area in which we have had a footing for some time. However, as our customer base has grown, it is imperative that we uphold our commitment to service levels and maintain the same high standard of service our customers and partners have come to expect. This means investing in our local infrastructure and facilities, as we grow, to futureproof and protect our service level for years to come."
The project team includes Readie Construction, AJA Architects, KAM Project Consultants, Hydrock Engineering, Framptons Town planning and Savills Project Managers.
Tritax Symmetry’s letting agents were Savills & Brasier Freeth. LWC Drinks was represented by Clews & Co.
