Logicor reveals Golden Triangle scheme

Real estate investor, developer, and asset manager Logicor has released details of its redevelopment of the 951,000 ft2 former Bigfoot warehouse in the Golden Triangle.

THE INVESTOR developer paid in the region of £85 million for the 38.5 acre site in 2021 and secured planning for the redevelopment of the site in June this year.

It is proposing three units totalling some 850,000 ft2. Unit one will be 135,000 ft2 with 15m eaves and 13 dock level doors, unit two will be 280,000 ft2 with 18m eaves and 28 dock and three level access doors and unit three will be 385,000 ft2 with 18m eaves and 38 dock and four level access doors. Units two and three are inclusive of two-storey hub offices and 18m eaves height.

The buildings will be built targeting BREEAM Excellent and EPC A ratings and will include a range of environmental features, including photovoltaic panels, electric vehicle charging points, LED lights and rainwater harvesting. Known as Logicor Park Daventry, the scheme will benefit from two on-site gyms, shower facilities and cycle paths and landscaping will include planting out over 4,500 additional trees and saplings, along with local species of plants which will all assist in improving the biodiversity of the areas surrounding the development.

Demolitionand redevelopment work is due later this year with the first building due for occupation in 2025.

The property, was let to XPO on a lease expiring in 2024. XPO are servicing a short term contract for Amazon from the site.
