Logistics development for Motorway service station 

The London Gateway Motorway Service Area in Edgware could be consolidated with subsequent surplus land redeveloped for logistics purposes.

THE NEWS emerged after owner Evergreen Investment Advisors put the motorway service area up for sale last week through property consultancy CBRE.

Located between Junction 2 and 4 on the M1 Motorway, the 24.6 acre sites currently accommodates  the Welcome Break Service station on a triple net lease.

Last year an Environmental Impact Assessment request was put to Barnet Council which proposed the redevelopment of the existing Motorway Services Area to consolidate the facility within a smaller footprint of 5.83 acres, with surplus space of approximately 11.41 acres, developed to provide industrial and logistics space.  The existing hotel, associated parking and landscaping would be retained in their current form.

The landlord noted that the surplus site could ‘help meet the current unprecedented demand for high quality employment space in a sustainable location adjacent to the Strategic Highway Network’. It was thought abound 600,000 ft2 of space could be built on the site in a single building or a series of buildings with eaves height of up to 30m.

CBRE is marketing the site  with master planning for industrial and logistics development potential that could also accommodate  data centre useage.
