London dairy warehouse redevelopment starts
US-based industrial real estate operating company and investment manager Bridge Industrial has started to turn a former dairy in north east London into a last mile distribution scheme.

THE DEVELOPER has awarded Mclaren the contract to build the 339,504 ft2 scheme comprising three principal buildings that can be subdivided into a total of 10 units ranging from 8,515 to 131,280 sq ft with ancillary office space.
Known as Bridge Point Enterprise East the scheme sees the redevelopment of the 13-acre former Muller milk processing plant in Chadwell Heath. McLaren has worked with its supply chain to remove the plant’s underground tanks and has created piling structures around existing concrete foundations already.
The new development will achieve BREEAM Excellent and EPC A ratings and will have ESG features including EV charging infrastructure, PV panels, air source heats pumps providing high efficiency heating and cooling systems, high efficiency LED lighting throughout and significant urban greening.
Practical completion is scheduled for July 2024.
The site is located close to the A12 and the new Elizabeth Line and was acquired in 2022,
