M6 warehouse proposals submitted

EXCLUSIVE St Modwen has submitted proposals for a 655,000 ft2 industrial and logistics scheme  on land at Junction 13 of the M6 motorway to South Stafford Council.

THE DEVELOPER has submitted the outline application jointly with landowner J&M Holt for the scheme which will comprise 6 units ranging from 30,000 ft2 to 250,000 ft2 on a 49.7 acre site immediately west of Junction 13 at Dunston

The buildings will be built to target BREEAM Excellent and an EPC A+ rating. Included in the application is a a community area of 6.9 acres to the south of the site. This could have a variety of uses, including an orchard, food growing wildlife spaces, new pathways and play areas.

The application proposals include a range of habitat, ecological and biodiversity enhancements including a Biodiversity Net Gain (BNG) in excess of 10%. The Ecology Solutions BNG calculation calculates a 14% net gain and approx 25% gain when offsite woodland and tree planting is included.

It is thought that the proposed development could provide around 140 construction jobs a year over the three year assumed construction period and the creation of approximately 880 operational jobs once built. It is estimated that the total value of procurement during the construction period (3 years) will be £6.5 millionassuming 10% of all monies are spent locally. It is also anticipated that the proposed development will generate an estimate business rates income for South Staffordshire of £730,000 a year based on a 40% retention rate.

In Industrial & Logistics terms it is significant to note that this site represents the only location in the district outside of the Green Belt that lies next to the M6 motorway network.
