KANS AND Kandy Property purchased the 97,801 ft2 building on Simonside Industrial Estate, South Shields, in 2022 and set about a major £4 million refurbishment.
The building is being marketed by Naylors gavin Black and HTA Real Estate. HTA director, Nick Atkinson, said: “The building was in a terrible state and needed pretty much everything doing to it. It was stripped back to the supporting steelwork and completely rebuilt with new cladding, a new roof and new concrete floor to suit the needs of a modern manufacturer or warehousing operation.
The property has 10m eaves, 360 degree circulation as well as seven dock and one level access door. It has LED lighting throughout ans 1MvA of pwowrr supplemented by roof mouinted PV providing 368,000 Kwh per annum.
“All the green energy from the PV roof panels will be available for the Tenant with an estimated annual saving of circa £100,000,” said Atkinson.
The property has been upgraded to have an EPC A rating.
Naylors Gavin Black partner Keith Stewart, said: "South Tyneside has limited opportunities for properties of this size, particularly given its prime location close to the A19, Tyne Tunnel and the wider road network.
"The property is rare because of its 360-degree circulation, extensive yard and 1000 kva power supply – which make it versatile for both logistics and manufacturing occupiers.
Kans and Kandy co-founder and chairman Peter Razaq, said: "In line with the Kans and Kandy Group's focus on creating a sustainable legacy, it was incredibly important to us to go the extra mile to make this building as green as possible."
