Marshgate Group sells plot at Horizon 120 scheme in Essex to Panattoni
Privately owned property development & investment company Marshgate Group has sold its interest in the 35-acre Horizon 120 Phase 2 industrial and logistics development site in Braintreee Essex to Panattoni for an undisclosed sum.

THE SITE, which makes up the second phase of the 100-acre Horizon 120 scheme secured planning permission in August last year for 575,000 ft2 of industrial and logistics space. This will now be developed out speculatively by the acquisitive US industrial developer to provide four units ranging from 65,000 to 240,000 ft2.
A single unit of 171,915 ft2 is already under construction and will go forwards as Phase 1 of the newly named Panattoni Park Braintree. Phase 1 is scheduled for completion in Q2 2026. A Reserved Matters planning application has been submitted for Phase 2, which will deliver an additional 405,000 sq ft across three units, with completion anticipated in Q4 2026.
All buildings are targeting BREEAM ‘Excellent’ ratings and EPC ‘A’ certification. The scheme is also targeting Net Zero Carbon in construction, with sustainability-focused features such as rooftop photovoltaic panels, EV charging infrastructure, and low-energy LED lighting.
Future-proofed power supplies will support occupiers’ evolving needs, while biodiverse landscaping and exercise walkways will promote employee wellbeing.
Panattoni said that this acquisition is ‘a strategic launchpad into the East of England, paving the way for further development opportunities in the region’.
Panattoni Park Braintree benefits from proximity to local amenities and transport links, including direct access to the A131 and the Horizon 120 Gridserve Electric Forecourt, which offers cutting-edge EV charging and retail facilities, enhancing convenience for businesses and employees alike.
