Midbox refurbishments above and beyond

Landlords and investors are increasingly looking to go above and beyond in their refurbishments of mid-box warehouse space with use of sustainability features.

HORTONS’ ESTATE is including a range of sustainability features such as EV charging facilities, photovoltaic roof panels and LED lighting throughout its 58,350 ft2 warehouse Saxon 58 in Corby as it undergoes a comprehensive refurbishment, while LaSalle Investment Management’s refurbishment of 37,731 ft2 of industrial space at White Hart Lane in London saw the inclusion of LED, photovoltaics, green rooves and various intelligent monitoring  from BMS to air conditioning to reduce  power use.

Real estate consultant Hollis project managed the works to refurbish Units 3 – 5a at White Hart Lane for LaSalle. The refurbishment of the 37,731 ft2 industrial unit achieved BREEAM Excellent and an EPC A rating.

Saxon 58 will benefit from new cladding, three dock level loading doors, two access doors and integral ground floor office space, and will target an EPC ‘A’ rating. The refurbishment is on schedule to complete before the end of the year, with the unit available for occupation from Q1 2024. DTRE and TBD Real Estate have been appointed joint agents at Saxon Park.
