Midbox scheme for Runcorn
Industrial and logistics developer Seybourne Estates has submitted proposals to redevelop the former Pavilions Sports Club and ICI sports pitches in Runcorn as a 225,00 ft2 warehouse scheme.

THE SITE to be known as The Pavilions spans 11.41-acres and will see the demolition of the sports pavilion and redevelopment of the site to provide two units of 172,224 ft2 and 51,645 ft2.
The properties will have 12m eaves and 45m plus yards. The larger units will have 14 dock and two level access doors as well as 5,446 ft2 first floor offices while the smaller unit will have four dock and two level access doors and 3,950 ft2 of first floor offices. The scheme has direct links to the A557 Weston Point Expressway.
In the planning documents the architects suggested that ‘a development of this size and type will have a BREEAM rating of Very Good’. In addition, the buildings will be constructed to achieve EPC A rating.
Construction is expected to start in January 2026 with completion in the Autumn. Letting agents are Newmark and LM6. Carrick RE are the funding agents.
