New industrial and logistics scheme for East Yorkshire
Lovel Developments has secured outline planning for a circa.400,000 ft2 industrial and logistics scheme on a 23.99-acre site at Junction 38 of the M62 motorway.

THE PROPOSED development would comprise about circa.400,000 sq ft of new business space, with buildings in a range of sizes built to target BREEAM Excellent and an EPC A rating.
An indicative masterplan envisages three units of 110,274 ft2, 119,841 ft2 and 171,424 ft2 with integrated two stroey offices as well as dock and level access doors with new landscaping and access
The proposed development is east of the village of Newport, in the East Riding of Yorkshire. The Site is positioned to the South of the M62, Junction 38.
On submission of the application in 2024, Lovel Developments’ founder and managing director Philip Lovel said: “The proposals here are for a high quality expansion of the existing employment area at junction 38, providing new, additional, modern floorspace and creating many new jobs.”
Demand is expected from sectors including light industrial, general industry and storage and distribution.
